Do I Need A Home Inspection When Buying New Construction in Georgia?

1) When buying new construction, a home inspection isn’t necessary. – FALSE!

The reality is when I purchased my first home in Loganville, Georgia (prior to becoming a licensed real estate agent) I did not get a home inspection and I wish I would have. Actually, when I bought that home, I did not have an agent. At least not my own agent and that was a MISTAKE! I dealt directly with the on-site agent and I did not realize at the time that on-site agents represent the builder and their interests.

Buyers should always have their own agent that represent their interests & it is typically at no cost to them.

*FYI – In Georgia, sellers typically pay the commissions on a transaction (both seller and buyer side). Despite assumption, buyers DO NOT save money by using the on-site/builders agent. The builder DOES NOT pass that “savings” on to the buyer.
