Should I buy a New home or Older home? ~ SOLDbyNat.com in Smoke Rise, GA

Congrats to my  client on purchasing this beauty! 

For myself, I like newer homes, but the character in this home-made me think a little differently. Especially the fact that this home sat on almost 3 acres of land.

As a Realtor, I hear it all!

I want new construction. I want to be the first one to live in it!

I want a newer home, 10 years old or less. It will give me the new features I like, but it has gone through it’s settling period, so there shouldn’t be any surprises.

I want an older home. I like charm and character. I DO NOT want cookie cutter!

The most interesting situations arise when:

~The husband and wife want completely opposite homes. If there is a split, I normally find that the husband wants newer and the wife wants the charm and character of an older home. Unless they can afford to buy two houses and live separately (that’s actually a thing… I read about it), some compromising will need to happen.

~A buyer wants a new home, but not in a subdivision. This is rare in most parts of Georgia, unless you’re buying a custom-built home. The reality in Georgia is that new construction planned communities are very common. Most new construction homes are built as part of a subdivision. If a buyer does not want to be in a subdivision in Georgia, but wants a newer home, they must accept that their options are going to be limited.

So which do you prefer?

A new construction home or an older home?
