This home has the best renovations I’ve seen in a long time. The finishes are comparable to what I’m seeing in new construction homes now. I’m so happy for her!

 

I also have to commend her for having such #StickWithItness! Also known as perseverance, faith, determination, grace, and the list could go on. Her journey was far from a cake walk, BUT she stuck with it and is now reaping the reward of Home Ownership.

If so, have you mentally prepared for the journey? 

While I consider myself to be a serial optimist, I have been in the real estate business long enough to realize the reality of it. For this reason, during my buyer client’s Home Buying Consultation and Listing Meetings with my seller clients, I set expectations, discuss what they should expect, things that can arise, and how I’m going to manage the process and navigate the curves to get them to a closing table.

I find this to be a way better approach than painting rosy pictures of us skipping through the process all giggles and smiles while holding hands. Granted, I do hold my client’s hands through the process as their Realtor (a.k.a. their Guide), it’s more metaphorically :o).

The truth is that the buying and selling process rarely ever happens like you see on HGTV. Show a buyer 3 houses, they pick one, close and move in. Yay!!!… NO!!!!!!

Here are some things you don’t see on TV or hear about unless you know someone going through the process, and the feelings that can arise as a result (noted with #):

  • Your lease is up, so you’re on a timeline. You’ve submitted offers on 4 different properties and all have been trumped by cash buyers or higher offers. #stressful
  • The lender continuously asks you to send and resend documents and explanation letters (throughout the entire process). #nerve-wrecking
  • Getting your offer accepted, then the home inspection reveals way more than you and the seller can come to terms on. Which results in a terminated contract and starting the search all over again. #disappointed
  • Two weeks before closing (mind you, you’re all packed), the appraisal comes in low and the seller won’t budge on the price and wants to appeal the appraisal instead. #frustrated
  • That thing you thought you resolved on your credit years ago resurfaced and raised a red flag with underwriting. #annoyed
  • The guidelines changed mid-loan process for how student loans can be calculated on an FHA loan and now your ratios are all thrown off. #furious
  • The seller needs to extend closing on the house they are selling to you (the buyer), due to a delay in the house they are buying out of state. #bewildered
  • Three weeks into the contract, the buyer of your home has a change in circumstances and can’t get approved for their loan. Which means the contract is terminated, earnest money has to be released to one party depending on the contingencies that were in place, and the house is relisted so the fun process can start all over again. #discouraged

These are just some of the issues and not so #happy and #joyous feelings that one can experience during a real estate transaction! The need-to-know part is that things like this come with the territory. In any real estate transaction (selling or buying), parties are usually dealing with the biggest sale or purchase in their life. Something so important, so big, IS worth fighting for! You just have to be mentally prepared to take the journey and stay on the road until the end (the closing table!).

I share this with you not to scare you or to discourage you, but instead to prepare you and encourage you for the roads called Home Ownership and Selling a Home. The journey may be bumpy, but it will be worth it! It also makes in extremely IMPORTANT to have a Realtor guiding you through the process, managing all of the many moving parts, and navigating the curves and seeming pitfalls to help you achieve your goal.
